This is only my opinion, but lines like, "Զար, զարո ջան," "Սիրուն յարո ջան, օյ օյ օյ," "Նինեյ-նինեյ ջան" are typical folk song vocalizations, refrains and affectionate terms that don't have literal meanings but serve to create rhythm, express emotion, and add to the musicality. "Jan" (ջան) means "dear" or "my soul," a common term of endearment. "Oy oy oy" is a cry that can express wonder, passion, or even a maybe lament. Because they didn't have an English equivalent I simply used the transliteration.
Also, "Ջա՜ն, մարալ աղջիկ" (Dear, my deer girl): "Մարալ" means deer, symbolizing grace, beauty, and often shyness. Calling the beloved a "deer girl" seems like a very tender compliment in Armenian folk songs.
